What is the APR Advanced Calculator?

A 6.5% mortgage quote sounds straightforward, but the true cost of a loan hides inside the fees. Origination charges, discount points, and closing costs all push your real borrowing cost above the advertised rate, and this calculator folds every one of them into a single honest number: your APR. It first converts your Discount Points into dollars — one point equals 1% of the loan amount — then adds the Origination Fee and Other Closing Costs to get your total financing fees. The estimated APR then spreads those fees across the Loan Term (Years) on top of your Nominal Interest Rate.

Take a $300,000, 30-year loan quoted at 6.5% with a $1,500 origination fee, 1 point ($3,000), and $4,000 in other closing costs. The nominal rate says 6.5%, but the APR comes out near 6.72% — and the Extra Cost vs Nominal Rate figure shows exactly how many extra dollars those fees add over the life of the loan. That is the number to use when lenders compete for your business.

A lower rate with heavy fees can easily lose to a slightly higher rate with no fees. Run both offers here and let the APR decide.

With the pre-filled defaults — Loan Amount $300,000, Origination Fee $1,500, Discount Points 1, Other Closing Costs $4,000, Nominal Interest Rate 6.5%, Loan Term (Years) 30 — the APR Advanced Calculator returns Points Cost $3,000.00, Total Financing Fees $8,500.00, APR (Estimated) 6.594%, Extra Cost vs Nominal Rate $8,500.00. Change any input and those results update instantly, so you can see exactly how each number you enter moves the answer.

How to Use the APR Advanced Calculator

  1. 1Enter your Loan Amount, for example $300,000.
  2. 2Type the Origination Fee the lender charges — try $1,500 — and your Discount Points, such as 1.
  3. 3Add any Other Closing Costs, for example $4,000 in title, appraisal, and recording fees.
  4. 4Enter the Nominal Interest Rate you were quoted, such as 6.5%, and the Loan Term (Years), like 30.
  5. 5Read the APR (Estimated) and compare it across lenders; check Extra Cost vs Nominal Rate to see the fees in dollars.

Formula

APR = nominalRate + fees/principal/years * 100

Calculation Progression Roadmap

How the APR Advanced Calculator turns your inputs into a result, step by step — from the values you type to the answer you read.

01

Gather your inputs

Type in your Loan Amount, Origination Fee, Discount Points, Other Closing Costs, Nominal Interest Rate, and Loan Term (Years). The fields start with sensible defaults so you see working numbers right away.

02

Sanity-check your numbers

Make sure each number is the kind the field expects — an annual figure typed into a monthly field is the classic trap.

03

The math runs itself

The calculator evaluates Loan Amount × Discount Points ÷ 100 on every keystroke — there is no submit button to press.

04

Read your results

Your Points Cost, Total Financing Fees, APR (Estimated), and Extra Cost vs Nominal Rate appear instantly. With the pre-filled defaults, that is Points Cost $3,000.00, Total Financing Fees $8,500.00, APR (Estimated) 6.594%, Extra Cost vs Nominal Rate $8,500.00. Change any input to see the effect immediately.

05

Test a what-if

Nudge one input up or down. Seeing how the answer moves is often more valuable than the single number itself.

Frequently Asked Questions

The interest rate is the price of borrowing the principal. APR spreads the loan's fees over its term and expresses the total cost as a yearly rate, so it is almost always higher than the quoted rate.
